Sell your house!

Here we are in August already!  Can’t complain about the weather, especially when you look at the extreme temperatures in much of the country. The beach is a wonderful place to be.

If you’re a seller, or want to be a seller, there’s still plenty of time to take advantage of the good weather, tourists and the low interest rates (as of today, at a record low for 2011.  The 30-year fixed averaged 4.39 %.  The 15-year fixed &  5-year ARM set new historical record lows with an average of 3.54% and 3.18% , respectively.)

But there are a lot of things you can do to make your house be the one at the top of a buyer’s list.  Here’s a “top ten” list that might give you an edge over all those other listings!

You’re looking for a home.  Maybe you’ve  been looking for a long time, maybe you’ve just started.  How do you finally make that decision? It’s scary, isn’t it? 

How much can you spend on a home? So many buyers focus on the price of the home rather than what it will ultimately cost them per month.  And it’s interesting to note that the low interest rates on mortgages is what really makes things so affordable right now.

Buyers who believe we haven’t “hit bottom” with prices could be in for an unpleasant surprise if they wait too long.  If you’ve got your eye on a home and the list price is “X”, what will your monthly payment be?   A couple months later the seller reduces the price and you’re ready to make your move.  The interest rate has jumped just 1%.  Your buying power just dropped by 10.75%. 

That very reasonable and affordable monthly payment just went up, perhaps by enough that now your lender denies your loan!

So, while it’s important to watch prices, mortgage rates are an integral part of the purchasing process.  Stay in touch with your Realtor and your lender.  And remember, don’t be buying a new car right before you make an offer on the house of your dreams!

The days are sunnier and warmer.  And even when the sun isn’t shining, the rain has been warmer!  Life is just so good at the beach. 

Just for fun – how do you like these photos?  Would you buy one of these listings?  I just love it when I find one of these photo-bloopers. Have you got any to share?

Did you know – contrary to popular belief, you CAN finance a building on leased land!  Start with a local lender.  They know the area, the potential, the need.  So, if you were agonizing over whether or not to buy the former Port Bistro building at the Port of Ilwaco, don’t despair!  There may be financing available to the right buyer.  And there is a need for you to open a restaurant at the Ilwaco Marina.  If not a restaurant, what are your ideas?  Check out Ilwaco!

Where have I been and why haven’t I posted?

Well, I just feel terrible for being so remiss. June is slipping away and summer starts in a few days (at least according to the calendar!).

  I was fortunate to spend a week in Salem at Willamette University for the Association of NW Weavers’ Guilds conference. Workshops, lectures, vendors, fashion shows, and lots of fun. We had a great showing of our local guild members. Many of you know that I’m a weaver/spinner/knitter in my spare time. This week away fed my soul. If you’d like to know more about weaving and spinning locally, The Clatsop Weavers and Spinners Guild would love to talk to you.  Just ask me!

   And this past weekend, on June 12, I co-chaired and participated in the 3rd Annual Fore the Furrballs golf tournament benefiting the South Pacific County Humane Society. This wonderful no-kill shelter receives no public funds and relies on the generous support of caring people and businesses.  And we were overwhelmed with the generosity this year!  Thank you to everyone who donated, participated and volunteered.  A special thank you to Peninsula Golf Course and managers Jim & Sondra Eaton.

What else?  Oh, real estate!  I hope everyone visits Discovery Coast Real Estate often because there are new listings every day!  You can check the most recent listings and browse listings for the entire state.  You don’t need to register but if you do, you can receive email updates, save your searches and just have lots of fun.

New Mapping Service for Pacific County!

Wow, what an improvement in the way things were.

Recently implemented, this was received from Pacific County Assessor, Bruce Walker:

“We have a new more user friendly (that wasn’t difficult to accomplish) online mapping service.

 From this page, click on the “MapSifter Taxlots – 2011” link….

It’s more like Taxsifter…after clicking on a parcel a dialogue balloon will appear and when you click on the parcel number it will take you to Taxsifter.”  He adds: “The initial setup was funded by a grant from the WA State Dept of Revenue annual revaluation grant program so didn’t cost us anything this year.”
