December has arrived, bringing some cold weather and bright sunshine!  Sales were brisk, just like the weather.  There are some fantastic bargains out there.  What a great gift for the holiday season – a vacation home, investment property, business for the new year, or just a quiet spot to enjoy life.

Here’s the report for sales during the month of November.  Remember, these are only properties listed with the Northwest Multiple Listing Service.  For information on other property that may have sold, just give me a call or send an email.

Razor-clam dig approved at two beaches April 7-9

 OLYMPIA – State shellfish managers today announced that the first of two razor-clam digs scheduled in April will proceed as planned, after marine toxin tests confirmed the clams are safe to eat.

Two ocean beaches – Long Beach and Twin Harbors – will be open for clam digging on morning low tides April 7-9.  No digging will be allowed after noon.  If you’ve been worried about whether it’s safe to come to the beach and clam, you’ll want to read this Dept of Health Bulletin.

Buying a Home, (Part 2) Not so fast….

YOU WANT A HOUSE AND YOU WANT IT NOW!

So you’re ready to buy a home.  Do yourself, your Realtor and the seller a favor and get pre-approved before you even start looking.  One of the worst things for a buyer is to fall in love with a house and find out that you don’t qualify.  For the seller, it can be very disheartening to think you have your home sold and you can get on with things, and then find out it isn’t going to happen.   Do I need to mention how your agent will feel after after spending time showing property, writing and presenting an offer, only to find out that everyone is disappointed?

Step one should be to make sure your credit is what you think it is.  The Fair Credit Reporting Act allows you to obtain one free credit report every 12 months.  Visit the site or call 877-322-8228.  This will only take a few days to do and it’s worth waiting for.

Okay, you’ve found out that there are no surprises with your credit report.  Maybe it’s even better than you thought!  It’s time to find a lender.  There are  options: traditional lenders such as the local bank or credit union and mortgage brokers who have access to many different lenders with different loan programs.  Traditional lenders may not be able to work with you if you have an issue with your credit or maybe your income reporting.   Bottom line – shop around for the best loan package (and interest rate) for your unique situation.

The amount you have available for a down payment will be a big consideration when talking to a lender.  Whether you have the traditional 20% to put down or are looking for VA, FHA, USDA low or no down loans, don’t give up if the first lender you talk to isn’t able to help.  And don’t forget the tax credit for first time home buyers!  While the financing crisis (fiasco) has many people convinced there is no money to borrow or that they would never qualify, that may not be the case.  There are some great loans out there and you need to be pro-active to find them!  (by the way, I can help you!)

There are two rules of thumb normally used to determine how  much you can afford:

1 – your maximum monthly mortgage payment should not exceed 28% of your gross or pre-tax income

2- your maximum debt (including that mortgage payment) should not be more than 30% of your gross income

Normally, you will first get “pre-qualified” where a lender or mortgage broker will tell you how much of a mortgage you can afford.  “Pre-approval” is the written guarantee from the lender that they will grant you a loan up to a specified price (subject of course to appraisal and other conditions that will be written out).

Once your loan is approved and the interest rate is guaranteed (“locked in”) for a specific period of time, it’s time to call your Realtor and start shopping!

WHERE DO YOU START WHEN YOU’RE READY TO BUY?


Buying a home is one of the “biggies” in life.  Your first home is especially exciting and stressful.  That’s why you need someone to help you navigate the waters.  It’s also important if you haven’t purchased a home in a few years.  Things have changed!   What used to be done on one legal sized document now takes an average of 12 pages (not counting the disclosures and follow-up documents.)

As your agent, I will:

  • Help you identify what type of property you need.
  • Gather information on suitable properties, schedule showings, send you updates on changes in price.
  • Point out potential problems based on my expertise in this area, recommend resources, and suggest contingency clauses to protect you.
  • Explain the forms and other paperwork you’ll be signing.

Things are looking up!

nature16Spring is always a time of renewal and maybe the real estate market is going to see some of that energy!  We’ve seen an increase in potential buyers looking at properties, asking for more info and just generally acting more enthused about purchasing.  I hope many of them will be attending the Home Buyer Fair on March 31.  You don’t need to be a first time buyer to attend.  You don’t even need to be contemplating buying or selling right now.  Just come for the fun of it (and the cookies).

According to the National Association of Realtors, existing home sales were up in February which is good news for everyone, even though over 40% of those sales were “distressed sales”.    First time buyers accounted for a good bit of the action after the $8,000 tax credit was announced, purchasing about 50% of the homes sold.

greenfishswimAnd for some local good news, Butch Smith, from the Ilwaco Charter Association, reports the Salmon season opens on June 28th this year and will run for 7 days a week! It is predicted to be a great season. Buoy 10 is also supposed to be excellent, with over 1.1 million fish coming back this year. Halibut season will open on May 1 (Friday) this year, but will only be 3 days/week: Thursday, Friday & Saturday until the quota is reached.  Sturgeon season will open on May 9 and continue through June 28, with a bonus of July 2,3, and 4.

On the subject of salmon, Butch Smith, President of the Ilwaco Charter Association, reports that this should be the best ocean salmon season since 2001.
clamDon’t forget clamming is tentatively scheduled for this weekend along with the annual Bluegrass Festival.

Saturday night was Rotary’s Oysters and Art – what great food! Rotary works hard and really devotes a lot of time to their projects.  I’m glad I was able to attend, even though I didn’t manage to score anything at the silent auction.

Cap’n Matt was the fabulous entertainer at the dinner put on for the crews of the Tall Ships last summer at the Ilwaco Museum.

HAPPY THANKSGIVING!   I’m truly blessed to be living at the beach, doing a job I love with my wonderful husband!  We’re busy working on the new office and you’ll all be invited to the grand opening, early in 2009!  Our new office is located at 1711 SW 18th St., Long Beach.  We’re right on the corner of 18th & Pacific Highway in the building currently housing Haff-Shell Antiques.  You might want to run down there and check out their 1/2 price sale.  They need to get moved so we can get in!  See the photos here.

WE CLOSED OUR FIRST SALE!  Thank you Soni (our happy seller) and Jerry & Marilyn, the happy buyers!  Marilyn says: “We also wanted to thank you for taking such good care of us as our real estate agent.  Congratulations on starting your own business.  We will highly recommend you.  We hope to see you from time to time in Long Beach.  We can hardly wait to start building a house!”

We’re looking forward to many more sales!  Watch this space for info on several new listings for December!

We had a great visit to Phoenix (my first trip) and although the weather was wonderful, it’s good to be back home.  We did get to visit with our grandson, Andy Rogers, who is a student at Embry Riddle Aeronautical University in Prescott, AZ while we were crewing for a Porsche at the races!

There is so much going on in December that I don’t know where to start!  Christmas at the Port of Ilwaco,   Christmas Lights and music in Long Beach, the Boys and Girls Club Home Tour, PAA Studio Tour, and a Holiday Quilt Show are just a few of the festivities you won’t want to miss.  Please visit Funbeach.com for up-to-date info!
