Thinking of purchasing an “REO” (bank owned) property? Fannie Mae is offering homeowners up to 3.5% of closing costs if they can close by June 30. Fannie Mae’s program, “Home Path” provides financing with low down payments and no mortgage insurance. Note that you must be an “owner-occupant” to receive the closing assistance. Inventory of REO homes on at the beach has dwindled in the past months – could it be we’re on the mend?

Ready to invest? Here’s a deal you will want to check out. Sellers own 13 lots with prices at $19,500 and $22,500. They want to move them now! All reasonable offers will be considered. Buy more than one and get an even better deal! Check out these Surfside lots zoned Multifamily/Commercial. Build townhomes, condos, or single family residences. Clamming Tomorrow!

The Washington Department of Fish and Wildlife (WDFW) approved the dig – the second of two openings this month – after marine toxin tests showed that the clams on all four beaches are safe to eat. Two beaches – Long Beach and Twin Harbors – will open for digging April 19 through April 22 until noon each day, plus April 23 until 1 p.m. Fishery managers agreed to an extra hour of digging Saturday, April 23, because low tide won’t occur until 11:27 a.m. that morning, said Dan Ayres, WDFW coastal shellfish manager.

I hear it everyday from buyers – I don’t think the market has “hit bottom” yet. Can you afford to gamble on that? There are a number of factors that, in my opinion, you need to consider while you’re waiting for the market to get even worse:

The home you’ve had your eye on will be sold to someone with a bit more faith in the economy and not willing to take the chance that the market is going to swing UP instead of continuing down.
The mortgage rate will spike just about the time you’re ready to make your move. Read today’s report about Mortgage Fees on the Rise
The inventory will shrink as buyers make the move and start purchasing. Right now there are plenty of homes to chose from – what will it be like when you’re finally off the fence?
You’re going to miss all the fun things going on at the beach this summer if you don’t get your home or vacation property soon!

Things are improving in Washington State. The Northwest Multiple Listing Service reported in their 2010 Annual Report that closed sales of homes and condos was up 303 sales over 2009. The median price for homes sold in Pacific County was $127,000. Showings are strong right now and many offers are being written and accepted. Some homes that were on the market for incredible periods of time are finally getting new owners.

What a beautiful day at the beach!

It just doesn’t get any better than this. Sunshine, blue skies, light breeze… This is what we live for! Took advantage of it on Sunday to putter in the yard but the weather was just too great to ignore the fact that my MG was sitting quietly in the shop, battery on trickle charge, waiting for me. So, I hopped in and took off. Stopped in Long Beach for the Peninsula Art Association Art Show! What a fantastic display. I even made a purchase for my new office. The photographer is my friend, George Power. What a good eye.

So, after that I cruised up 103 to Ocean Park for a latte and my very favorite chocolate covered biscotti at Full Circle Cafe. Feeling very cheerful, I decided it was time to head home and mow the lawn. The car, being British, didn’t see it my way and I only made it about 4 blocks before it stopped and refused to stay running more than 30 seconds at a time.

Since Charlie was away for a vintage car race in California – Sears Point – I whipped out my trusty AAA card, spent 1-1/2 hours relaxing while I waited for the tow truck and still got home in time to mow the lawn!

But, enough about me. How about some clam dates?

HAPPY THANKSGIVING! I’m truly blessed to be living at the beach, doing a job I love with my wonderful husband! We’re busy working on the new office and you’ll all be invited to the grand opening, early in 2009! Our new office is located at 1711 SW 18th St., Long Beach. We’re right on the corner of 18th & Pacific Highway in the building currently housing Haff-Shell Antiques. You might want to run down there and check out their 1/2 price sale. They need to get moved so we can get in! See the photos here.

WE CLOSED OUR FIRST SALE! Thank you Soni (our happy seller) and Jerry & Marilyn, the happy buyers! Marilyn says: “We also wanted to thank you for taking such good care of us as our real estate agent. We had a great visit to Phoenix (my first trip) and although the weather was wonderful, it’s good to be back home. We did get to visit with our grandson, Andy Rogers, who is a student at Embry Riddle Aeronautical University in Prescott, AZ while we were crewing for a Porsche at the races!
