October 2011 Sales Report

OCTOBER 2011 SALES REPORT

 

October was a pretty nice month, both weather-wise and sales-wise!  16 single family homes listed with the Northwest Multiple Listing Service sold during the month.  There were also 6 vacant land sales during that period of time.  It was encouraging to me that of the sales, only two of the homes were bank owned.  There are still some great buys here at the beach and interest rates are still incredibly low per Freddie Mac’s Primary Mortgage Market Survey.

According to NWMLS, October was a month for “Tricks and Treats” in home sales.  Pending sales up, sale prices down.  To read the whole report, click NWMLS NR (Oct 2011).

As of this post, there are 336 single family homes/condos in “Active” Status.  If you’re looking for a beach home for either vacations or full time living, the inventory is high, sellers are motivated, interest rates are good, and Discovery Coast Real Estate is here to help!   And sellers, as of today there are 37 homes in pending status – buyers are out there so don’t get discouraged!

Sales Report for September!

Fall is definitely here although we’ve had some incredibly beautiful days so far!  Remember, we don’t “fall back” until November 6!

 In news from the Northwest Multiple Listing Service: 

 Pending sales for the Northwest MLS service area, which encompasses 21 counties, are up more than 20 percent from a year ago. Following typical August-to-September patterns, the volume of pending sales (mutually accepted offers) tapered off last month (down 9.6 percent) compared to the previous month.

Brokers reported 4,988 closed sales during September, beating the year-ago volume by 991 transactions for a gain of almost 25 percent. The number of completed transactions in the four-county Puget Sound region (King, Pierce, Snohomish and Kitsap) jumped 32 percent from twelve months ago.

 Interest rates are still very low, 30 year fixed at under 4%.  This is not going to last forever but it is spurring some buyers to take advantage of the combination of low interest rates and high seller motivation.

 In September (South Pacific County, NWMLS listed properties) there were 14 residential sales, which also includes condos.  Three of these were bank-owned properties.  As you can see, there were some higher priced sales this month, compared to previous months.  Land sales look more impressive than they were.  The two sales for $450,000 were actually ONE sale but it had been listed as two different types of property.  One shows up as a commercial sale and one as vacant land.  Note that the original list price was $950,000!  See the report here: September Sales

On another note, our office continues to improve!  The painting is almost complete (no more pink).  The new handicap ramp is in place, our sign is lighted, parking lot paved and striped.  Our next project is an upgrade of our website to make it more “friendly”.

Here we are in August already!  Can’t complain about the weather, especially when you look at the extreme temperatures in much of the country. The beach is a wonderful place to be.

If you’re a seller, or want to be a seller, there’s still plenty of time to take advantage of the good weather, tourists and the low interest rates (as of today, at a record low for 2011.  The 30-year fixed averaged 4.39 %.  The 15-year fixed &  5-year ARM set new historical record lows with an average of 3.54% and 3.18% , respectively.)

But there are a lot of things you can do to make your house be the one at the top of a buyer’s list.  Here’s a “top ten” list that might give you an edge over all those other listings!

Where have I been and why haven’t I posted?

Well, I just feel terrible for being so remiss. June is slipping away and summer starts in a few days (at least according to the calendar!).

  I was fortunate to spend a week in Salem at Willamette University for the Association of NW Weavers’ Guilds conference. Workshops, lectures, vendors, fashion shows, and lots of fun. We had a great showing of our local guild members. Many of you know that I’m a weaver/spinner/knitter in my spare time. This week away fed my soul. If you’d like to know more about weaving and spinning locally, The Clatsop Weavers and Spinners Guild would love to talk to you.  Just ask me!

   And this past weekend, on June 12, I co-chaired and participated in the 3rd Annual Fore the Furrballs golf tournament benefiting the South Pacific County Humane Society. This wonderful no-kill shelter receives no public funds and relies on the generous support of caring people and businesses.  And we were overwhelmed with the generosity this year!  Thank you to everyone who donated, participated and volunteered.  A special thank you to Peninsula Golf Course and managers Jim & Sondra Eaton.

What else?  Oh, real estate!  I hope everyone visits Discovery Coast Real Estate often because there are new listings every day!  You can check the most recent listings and browse listings for the entire state.  You don’t need to register but if you do, you can receive email updates, save your searches and just have lots of fun. 

If you’re looking for a screaming deal, we just reduced the price on 13 lots in Surfside.  Two groups of contiguous lots (6 in one group, 7 in the other) zoned Multi-Family & Commercial. Surfside is close to all the amenities of the big city, but a peaceful haven for residents. Build townhomes, condos, or single family residences. There is a potential for partial ocean views from some lots. The golf course is steps away and it’s a short, easy walk to the ocean.  Developers – now’s the time!

Automated phone systems – oh, the stress….

How many times have you needed to contact a company (and not necessarily one on the Fortune 500 list, maybe just your local service provider) only to be abused by the automated system.  I’ll admit, the first one you usually get, and the one that annoys me the most, is “press 1 to continue in English”.  But, I’m going to let that one slide.  Having been required to call banks for my sellers during short sales, even when I have all the right information, has sometimes left me close to weeping.  I do try hard to be cheerful and polite when dealing with people but after 10 minutes of button pushing, transfers and possibly a disconnect or two, I can’t help but take it out on the poor soul who finally answers (assuming I don’t get voicemail – that’s another story).

If you’ve found yourself in the same situation, trying to change your phone plan, update an account, ask a question, this website might be of help to you!  Try CONTACT HELP and find out some neat tricks to get around the phone system.

May 16 is this “Bond impersonator’s” birthday.  Pierce was born in 1953 in Drogheda, County Louth, Ireland.

Plan ahead for full closures of SR 4 near Cathlamet

Pre-planned project will remove unstable rock above the highway

 CATHLAMET – Drivers should plan ahead to avoid long delays on State Route 4 as crews begin work to improve safety with a pre-planned rockfall prevention project four miles east of Cathlamet.

 Contractor crews will fully close SR 4 multiple times each day starting Monday, May 16, while they complete weather dependent work to stabilize the hillside above the highway.

 SR 4 will be closed for 45-minute durations between 8:15 a.m. and 5 p.m., Monday through Thursday. Crews will open the highway for 15 minutes at the top of every hour to allow drivers safe passage through the work zone. The closures are expected to continue through early June.

Last razor clam dig of season approved at 3 ocean beaches

 OLYMPIA – Shellfish lovers will get one more chance to dig razor clams during a late-season dig set to begin May 18 at Twin Harbors Beach, followed by openings at Mocrocks and Long Beach.

 The Washington Department of Fish and Wildlife (WDFW) approved morning digs at all three beaches after marine toxin tests showed that the clams are safe to eat.

 The last dig of the season will begin at Twin Harbors Beach, where morning clam digging will be open May 18-22.  Mocrocks Beach will be open for digging May 20-22, and Long Beach will be open May 21-22.

 No digging will be allowed at any beach after noon.

The State of the Real Estate Market

I’ve been sitting here watching it alternate between snow, sunshine, hail and rain.  And I’m told I have mood swings.  Mother Nature is definitely going full circle today!

Because I normally update my sellers every month, this report is for a specific period.  If you would like information on a different time frame, please let me know and I’d be happy to prepare it for you.  I have two reports here:  Residential (which includes single family residential, townhomes and condos) and Vacant Land.  The period covered is January 16, 2011 through February 22, 2011.

In the upper left corner of each listing you’ll find LP for List Price and SP for Sales Price.  This is pretty basic info so if something is interesting to you, just let me know and the details will be forthcoming!

It’s encouraging that during the crazy winter weather there have been 20 residential sales.  Land suffered quite a bit during this period but I’m hopeful that the thoughts of summer vacation will bring buyers out to see what great deals we have here!

Buyers, this information might be helpful to you too.  Except for a few listings, sales prices have been only slightly less than list prices.  For the 20 listed here, the average was 92.04% of the list price.  While sellers are still highly motivated, contrary to popular belief, not many of them are in a “do or die” situation and have to let their property go for a song.

So, there you have it for this month.  New listings are arriving daily so if you’re a buyer, let’s get started! 


Mark Your Calendars!

The sun is shining at the beach and it makes me excited to get out and DO THINGS!  

Start filling in your calendars!  The season is heating up and there’s just so much to do at the beach.

This weekend, February 12 and 13, The Clatsop Weavers and Spinners Guild will be demonstrating the Tapestry Rose Yarn Shop, 1024 Bay Ave, Ocean Park.  Demos are from 10-3 each day.  Plan to enjoy lunch at the Full Circle Café which is housed in the same building just steps from the ocean.




Saturday Evening, February 12, you can re-live the groovy 60’s at the Columbia Pacific Heritage Museum’s annual Valentine Dance.  Light refreshments will be served.  Tickets are $15 per person and can be purchased at the door or from the Museum.  360-642-3446








Mark your calendar in pencil until the Razor Clam Dig is confirmed for February 18 and 19.  Check with Funbeach for more info.

“Confirmed” is the South Pacific County Humane Society’s Beach Pets Breakfast on February 19 from 8 am until 12 noon.  $5 per person. Kids 5 and under for free. Choice of Pancakes, Egg & Ham or Biscuits & Gravy. Tickets available at the shelter (330 Second St. NE) and at Beachdog.com (1517 Pacific Ave. N.). 100% proceeds benefit the South Pacific County Humane Society.
