<p>Here&#8217;s how the April Sales Report looks:  The number of sales during April of this year was higher than April 2011, however, the median price dropped from $142,500 to $119,000 on residential sales and from $50,000 to $26,000 for vacant land sales.</p>
<p>Average days on the market were down in 2012 to 235 days, vs 341 days last year.  I know that&#8217;s still a long, long time for a listing to be active, but it&#8217;s good to see it going down.  Sales price was 91.16% of the list price.</p>
<p>This April there were 9 vacant land sales where last year showed only two.</p>
<p>It&#8217;s encouraging that sales are improving in the urban areas such as Seattle and Portland.  It eventually trickles down to the beach.  It&#8217;s been a long time coming and we&#8217;re not out of the woods yet.  Our inventory is still very high, there are considerable REO properties and short sales, but Discovery Coast Real Estate continues to be optimistic!<br />
