February 2 Featured Listings – “Ilwaco”

Everything!, Long Beach Peninsula, Real Estate, water front, water view | Posted by Cheri Diehl

What a sunny day here at the coast.  Did you know what is commonly called the Long Beach Peninsula is considered the longest beach in the United States and the world’s largest drivable beach.  We’re conveniently located about 165 miles from Seattle, WA and 115 miles from Portland, OR.  Our weather is mild and wild.

Today I’m here to talk about Ilwaco!  While not geographically on the “peninsula”, it is part of the excitement, beauty and livability of this area.  It’s also the City that I call home.  I enjoy being able to walk to the Post Office, drug store, library, my favorite Ilwaco coffee place, Olde Towne Trading Post, walk Porsche the Pup out to the boat launch and along the scenic marina.   There is always something to do in Ilwaco as you can see from their Facebook page, Discover Ilwaco.  You can read a little bit about Ilwaco and search for homes and land from the link on our site:  ILWACO

Oh, Crabpot Tree….

Everything! | Posted by Cheri Diehl

Tonight, December 5, the place to be is the Port of Ilwaco!  We will celebrate the 5th annual lighted boat parade plus light the world’s tallest crab pot Christmas Tree!  The festivities start at 5 pm.

If you want to practice, here are the words to one of the “carols”:

Crab Pot Tree

Sing to the tune of Jingle Bells

Lyrics by Clint Carter

Coming in to Port, with crab for everyone,

Just like tater chips, you can’t eat just one,

Here comes Southern Cross, and then Crystal Marie

Their boats filled with crab, just for you and me

Soon we’ll all sit down, and have some Dungeness

Come on in and cook some crab, we’ll make a great big mess,

Oh, crab pot tree, crab pot tree

Made of steel and wire,

Put another crab pot on,

Let’s make this tree go higher,

Crab pot tree, crab pot tree

With your buoys and lights,

Let’s cook up some crab and have a Dungeness tonight

Fourteen feet of love, fellowship and pride

Made of old crab pots, floats and lots of lights

It’s Ilwaco’s tree, our crab pot Christmas tree,

Lit up oh, so bright, a spectacle to see

Shining towards the town, and also out to sea,

Bring our Crabbers, safe to port, with lots of crab to eat

Oh, crab pot tree, crab pot tree

Made of steel and wire,

Put another crab pot on,

Let’s make this tree go higher,

Crab pot tree, crab pot tree

With your buoys and lights,

Let’s cook up some crab and have a Dungeness tonight

Oh, crab pot tree, crab pot tree

Made of steel and wire,

Put another crab pot on,

Let’s make this tree go higher,

Crab pot tree, crab pot tree

With your buoys and lights,

Let’s cook up some crab and have a Dungeness tonight

The Puppy Chronicles – It begins….

I drove to Portland to take possession of Charlie’s “Porsche”.  The cutest boxer pup you could imagine, but this Porsche seems to have a water leak!

Porsche meets a few of the household cats. They weren’t sure what she was. Knew she wasn’t a cat so no competition there, but not a dog either so they weren’t scared of her. Gabbie, Julie & Frank seemed the most unconcerned about the whole affair and were even interested in playing. Of course, her food was a real show stopper!

Thursday, June 9 was the wonderful Art Walk at the Port of Ilwaco.  Porsche walked on her leash almost all the way from home to the Port.  After that, her feet hardly touched the ground because everyone wanted to cuddle her!  By the time we ended the evening at Raven & Finch, she was plumb tuckered out.

June already.  Seems like winter will never end and then time just zips along and we find ourselves in summer.  Although the weather is no indication, vacation season is here.  There is so much going on at the beach that I can’t put it all here.  But Funbeach sure can.  Be sure to visit our great visitor’s bureau site for information on the festivities!

We managed to get another grandson graduated.  Chris Rogers graduated from Stevenson High School with High Honors on June 6!  Way to go, Chris.  Chris has been accepted to Linfield College and received a number of scholarships.

Charlie’s back in the office today just 3 days after shoulder surgery!  Can’t keep a good  man down.

Some of the crew of the

“Tall Ships”

First Day of the Season for

Saturday Market

The Hawaiian Chieftan,

docked at Port of Ilwaco

Had to take a few minutes off from work and see how things were going at the Port of Ilwaco today.  Even with the drizzle, there were a lot of folks wandering from booth to booth at the Saturday Market.  The Hawaiian Chieftan was getting ready to take passengers out for a cruise and the King’s Royal Navy Re-enactors were there with cannon and musket.

So Much To Do!

Everything!, Real Estate | Posted by Cheri Diehl

Well, the “season” really starts this weekend!  So many fun things to do, see, enjoy at the beach.

Here’s a start:

Ilwaco, WA-Saturday Market at the Port of Ilwaco kicks off the 2009 season one week early on April 25 to celebrate the Tall Ships in Port, the Lady Washington and Hawaiian Chieftain.

Market vendors will highlight modern day equivalents of the items traded between the Chinook Tribe and American and European fur traders during the late 1700s and 1800s-beads, blue cloth and smoked salmon. Crow Creek Designs specializes in exquisite hand turned wooden beads and pendant jewelry. Multi-colored glass beads are featured in the attractive jewelry designs of Treasures by Val’s. Fashionable blue cloth T-shirts and denim shirts imprinted or embroidered with sea inspired designs are created by Blue Crab Graphics and Coastal Creations. Smoked salmon is the key ingredient to the savory chowder offered by Dan and Tina Delay of Smoked Salmon Chowder. For the rakish at heart, treasure chests and wooden pirates swords can be discovered at Grandma’s & Grandpa’s Crafts.

Shop for handmade arts, crafts and plants. Picnic on delicious seafood, American and ethnic fare, kettle corn, hot donuts and more. Stroll along the marina and watch the people, boats and dogs parade by. Saturday Market at the Port is open every Saturday from 8 a.m. to 4 p.m. between April 25 and September 26, 2009. For Saturday highlights and more information, see www.portofilwaco.org/saturdaymarket.html or call (360) 783-1143.

Buying a Home (Part 1) or, why you need me!

Everything!, New Listings, Real Estate | Posted by Cheri Diehl
house

WHERE DO YOU START WHEN YOU’RE READY TO BUY?

Buying a home is one of the “biggies” in life.  Your first home is especially exciting and stressful.  That’s why you need someone to help you navigate the waters.  It’s also important if you haven’t purchased a home in a few years.  Things have changed!   What used to be done on one legal sized document now takes an average of 12 pages (not counting the disclosures and follow-up documents.)

As your agent, I will:

  • Help you identify what type of property you need.
  • Gather information on suitable properties, schedule showings, send you updates on changes in price.
  • Point out potential problems based on my expertise in this area, recommend resources, and suggest contingency clauses to protect you.
  • Explain the forms and other paperwork you’ll be signing.

Many buyers are still unaware that while the seller is represented by their listing agent, you can also be represented by an independent agent.  As your agent, I owe you a fiduciary duty and will keep your information confidential and protect your interests in transactions.  For more information on the Law of Agency in Washington state, including information on dual agency, view the pamphlet here: agencylaw

If you’re ready to get started on your property search, send me this WISH LIST and let me start working for you.  And don’t forget that you can set up an automated search from my site.  PROPERTY SEARCH.

Things are looking up!

Everything!, Real Estate | Posted by Cheri Diehl

nature16Spring is always a time of renewal and maybe the real estate market is going to see some of that energy!  We’ve seen an increase in potential buyers looking at properties, asking for more info and just generally acting more enthused about purchasing.  I hope many of them will be attending the Home Buyer Fair on March 31.  You don’t need to be a first time buyer to attend.  You don’t even need to be contemplating buying or selling right now.  Just come for the fun of it (and the cookies).

According to the National Association of Realtors, existing home sales were up in February which is good news for everyone, even though over 40% of those sales were “distressed sales”.    First time buyers accounted for a good bit of the action after the $8,000 tax credit was announced, purchasing about 50% of the homes sold.

greenfishswimAnd for some local good news, Butch Smith, from the Ilwaco Charter Association, reports the Salmon season opens on June 28th this year and will run for 7 days a week! It is predicted to be a great season. Buoy 10 is also supposed to be excellent, with over 1.1 million fish coming back this year. Halibut season will open on May 1 (Friday) this year, but will only be 3 days/week: Thursday, Friday & Saturday until the quota is reached.  Sturgeon season will open on May 9 and continue through June 28, with a bonus of July 2,3, and 4.

On the subject of salmon, Butch Smith, President of the Ilwaco Charter Association, reports that this should be the best ocean salmon season since 2001.
clamDon’t forget clamming is tentatively scheduled for this weekend along with the annual Bluegrass Festival.
What are you waiting for?  Come to the Beach!
