Interest rates are still low and inventory is still high.  Sales are improving in South Pacific County though, so don’t be left looking for the right house when all the good ones are taken!  Here’s an example of what’s currently on the market in the $100,000 to $150,000 range.  Some are fixers, some are fixed.  Resi_Client_Summary2801.  This report is limited to single family, stick built homes.  There are condos, manufactured homes, townhomes, etc. with a wide range of prices and amenities.  For more information on any of these listings, just send me an EMAIL.  Or call us at 360-642-3325!

Sales Report for September!

Fall is definitely here although we’ve had some incredibly beautiful days so far!  Remember, we don’t “fall back” until November 6!

 In news from the Northwest Multiple Listing Service: 

 Pending sales for the Northwest MLS service area, which encompasses 21 counties, are up more than 20 percent from a year ago. Following typical August-to-September patterns, the volume of pending sales (mutually accepted offers) tapered off last month (down 9.6 percent) compared to the previous month.

Brokers reported 4,988 closed sales during September, beating the year-ago volume by 991 transactions for a gain of almost 25 percent. The number of completed transactions in the four-county Puget Sound region (King, Pierce, Snohomish and Kitsap) jumped 32 percent from twelve months ago.

 Interest rates are still very low, 30 year fixed at under 4%.  This is not going to last forever but it is spurring some buyers to take advantage of the combination of low interest rates and high seller motivation.

 In September (South Pacific County, NWMLS listed properties) there were 14 residential sales, which also includes condos.  Three of these were bank-owned properties.  As you can see, there were some higher priced sales this month, compared to previous months.  Land sales look more impressive than they were.  The two sales for $450,000 were actually ONE sale but it had been listed as two different types of property.  One shows up as a commercial sale and one as vacant land.  Note that the original list price was $950,000!  See the report here: September Sales

On another note, our office continues to improve!  The painting is almost complete (no more pink).  The new handicap ramp is in place, our sign is lighted, parking lot paved and striped.  Our next project is an upgrade of our website to make it more “friendly”.

And around the whole state,

KIRKLAND, Wash. (Sept. 6, 2011) – August now ranks as this year’s best month for both pending and closed sales around Washington state , according to the latest report from Northwest Multiple Listing Service. Last month’s volume of pending sales was the highest number of mutually accepted offers since April 2010 when the homebuyer tax incentive expired….  Selling prices are still below year-ago levels. Area-wide, the median price for last month’s completed sales was $236,000, about 12.4 percent less than twelve months ago. Year-to-date through August, prices for sales of single family homes and condominiums (combined) are down about 9.4 percent.

Summertime and the living is easy….

The days are sunnier and warmer.  And even when the sun isn’t shining, the rain has been warmer!  Life is just so good at the beach. 

Just for fun – how do you like these photos?  Would you buy one of these listings?  I just love it when I find one of these photo-bloopers. Have you got any to share?

Did you know – contrary to popular belief, you CAN finance a building on leased land!  Start with a local lender.  They know the area, the potential, the need.  So, if you were agonizing over whether or not to buy the former Port Bistro building at the Port of Ilwaco, don’t despair!  There may be financing available to the right buyer.  And there is a need for you to open a restaurant at the Ilwaco Marina.  If not a restaurant, what are your ideas?  Check out Ilwaco!

Automated phone systems – oh, the stress….

How many times have you needed to contact a company (and not necessarily one on the Fortune 500 list, maybe just your local service provider) only to be abused by the automated system.  I’ll admit, the first one you usually get, and the one that annoys me the most, is “press 1 to continue in English”.  But, I’m going to let that one slide.  Having been required to call banks for my sellers during short sales, even when I have all the right information, has sometimes left me close to weeping.  I do try hard to be cheerful and polite when dealing with people but after 10 minutes of button pushing, transfers and possibly a disconnect or two, I can’t help but take it out on the poor soul who finally answers (assuming I don’t get voicemail – that’s another story).

If you’ve found yourself in the same situation, trying to change your phone plan, update an account, ask a question, this website might be of help to you!  Try CONTACT HELP and find out some neat tricks to get around the phone system.

May 16 is this “Bond impersonator’s” birthday.  Pierce was born in 1953 in Drogheda, County Louth, Ireland.

Plan ahead for full closures of SR 4 near Cathlamet

Pre-planned project will remove unstable rock above the highway

 CATHLAMET – Drivers should plan ahead to avoid long delays on State Route 4 as crews begin work to improve safety with a pre-planned rockfall prevention project four miles east of Cathlamet.

 Contractor crews will fully close SR 4 multiple times each day starting Monday, May 16, while they complete weather dependent work to stabilize the hillside above the highway.

 SR 4 will be closed for 45-minute durations between 8:15 a.m. and 5 p.m., Monday through Thursday. Crews will open the highway for 15 minutes at the top of every hour to allow drivers safe passage through the work zone. The closures are expected to continue through early June.

Last razor clam dig of season approved at 3 ocean beaches

 OLYMPIA – Shellfish lovers will get one more chance to dig razor clams during a late-season dig set to begin May 18 at Twin Harbors Beach, followed by openings at Mocrocks and Long Beach.

 The Washington Department of Fish and Wildlife (WDFW) approved morning digs at all three beaches after marine toxin tests showed that the clams are safe to eat.

 The last dig of the season will begin at Twin Harbors Beach, where morning clam digging will be open May 18-22.  Mocrocks Beach will be open for digging May 20-22, and Long Beach will be open May 21-22.

 No digging will be allowed at any beach after noon.

As a Buyer, how long can you afford to wait?

I hear it everyday from buyers – I don’t think the market has “hit bottom” yet.  Can you afford to gamble on that?  There are a number of factors that, in my opinion, you need to consider while you’re waiting for the market to get even worse:

  • The home you’ve had your eye on will be sold to someone with a bit more faith in the economy and not willing to take the chance that the market is going to swing UP instead of continuing down.
  • The mortgage rate will spike just about the time you’re ready to make your move.  Read today’s report about Mortgage Fees on the Rise
  • The inventory will shrink as buyers make the move and start purchasing.  Right now there are plenty of homes to chose from – what will it be like when you’re finally off the fence?
  • You’re going to miss all the fun things going on at the beach this summer if you don’t get your home or vacation property soon!


Things are improving in Washington State.  The Northwest Multiple Listing Service reported in their 2010 Annual Report that closed sales of homes and condos was up 303 sales over 2009.   The median price for homes sold in Pacific County was $127,000.   Showings are strong right now and many offers are being written and accepted.  Some homes that were on the market for incredible periods of time are finally getting new owners.
