You’re looking for a home.  Maybe you’ve  been looking for a long time, maybe you’ve just started.  How do you finally make that decision? It’s scary, isn’t it? 

How much can you spend on a home? So many buyers focus on the price of the home rather than what it will ultimately cost them per month.  And it’s interesting to note that the low interest rates on mortgages is what really makes things so affordable right now.

Buyers who believe we haven’t “hit bottom” with prices could be in for an unpleasant surprise if they wait too long.  If you’ve got your eye on a home and the list price is “X”, what will your monthly payment be?   A couple months later the seller reduces the price and you’re ready to make your move.  The interest rate has jumped just 1%.  Your buying power just dropped by 10.75%. 

That very reasonable and affordable monthly payment just went up, perhaps by enough that now your lender denies your loan!

So, while it’s important to watch prices, mortgage rates are an integral part of the purchasing process.  Stay in touch with your Realtor and your lender.  And remember, don’t be buying a new car right before you make an offer on the house of your dreams!

Where have I been and why haven’t I posted?

Well, I just feel terrible for being so remiss. June is slipping away and summer starts in a few days (at least according to the calendar!).

  I was fortunate to spend a week in Salem at Willamette University for the Association of NW Weavers’ Guilds conference. Workshops, lectures, vendors, fashion shows, and lots of fun. We had a great showing of our local guild members. Many of you know that I’m a weaver/spinner/knitter in my spare time. This week away fed my soul. If you’d like to know more about weaving and spinning locally, The Clatsop Weavers and Spinners Guild would love to talk to you.  Just ask me!

   And this past weekend, on June 12, I co-chaired and participated in the 3rd Annual Fore the Furrballs golf tournament benefiting the South Pacific County Humane Society. This wonderful no-kill shelter receives no public funds and relies on the generous support of caring people and businesses.  And we were overwhelmed with the generosity this year!  Thank you to everyone who donated, participated and volunteered.  A special thank you to Peninsula Golf Course and managers Jim & Sondra Eaton.

What else?  Oh, real estate!  I hope everyone visits Discovery Coast Real Estate often because there are new listings every day!  You can check the most recent listings and browse listings for the entire state.  You don’t need to register but if you do, you can receive email updates, save your searches and just have lots of fun. 

If you’re looking for a screaming deal, we just reduced the price on 13 lots in Surfside.  Two groups of contiguous lots (6 in one group, 7 in the other) zoned Multi-Family & Commercial. Surfside is close to all the amenities of the big city, but a peaceful haven for residents. Build townhomes, condos, or single family residences. There is a potential for partial ocean views from some lots. The golf course is steps away and it’s a short, easy walk to the ocean.  Developers – now’s the time!

Here’s a little update on how things are going in our area of the real estate world.  This Cross_Client_Summary1121 shows MLS listed sales from October 15 through November 5, 2010.  It’s a fairly brief report so if you’d like more information on any of the properties that sold recently, just let me know.

There were 23 single family sales with a median price of $113,500.  Vacant land still lagged behind with only 4 sales in this time period.

The recent report from Northwest Multiple Listing Service, of which we were member/owners, stated in part:

  • “Housing activity around Washington state remained lackluster during October, with brokers reporting year-over-year declines in pending sales. On a brighter note, prices on sales that closed last month showed signs of stabilizing, with eight counties showing price gains compared to 12 months ago.”
  • “ Inventory remained plentiful, despite the addition of fewer new listings during October than during the same month a year-ago.”
  • “’Buyers and sellers need to live in the now and not try to second-guess the market or when it will actually bottom out,’” Wilson suggested, adding the messages to sellers and buyers are unchanged. ‘Sellers need to be realistic’, Wilson emphasized, noting on average 27 percent of listings sell within the first 30 days and 46 percent of listings either take more than six months or don’t sell at all. ‘This is why it is critical to price your home correctly right out of the gate when it is being seen by the most buyers,’ he explained.”
  • “‘The advice to buyers has not changed either, according to Wilson. With interest rates low and inventory fairly abundant, prospective owners should be prepared to make an offer if they see an appealing house that has just been listed.’ “
  • “In a statement accompanying a report last week on existing home sales across the U.S., Lawrence Yun, chief economist for the National Association of REALTORS®, said the housing market is in the early stages of recovery. ‘A housing recovery is taking place, but will be choppy at times depending on the duration and impact of a foreclosure moratorium. But the overall direction should be a gradual rising trend in home sales with buyers responding to historically low mortgage interest rates and very favorable affordability conditions,’ he said.”

A New Year Coming! Time for Real Estate?

2009 is coming to a close.  What are your goals for 2010? Are you considering buying or selling real estate here on the Long Beach Peninsula? If you’re ready, how do you get started? Find an agent to help! And how do you find the best one? Ask for referrals from friends, family and business associates. Interview at least 3 agents from different companies and remember, the best agents don’t always work for the biggest firms.

Realtors® belong to the National Association of Realtors and pledge to follow the Code of Ethics, a comprehensive list containing 17 articles and underlying standards of practice, which establish levels of conduct that are higher than ordinary business practices or those required by law.


money14And did you know it’s been proven that people who hire an agent, whether Realtor® or not, usually get more for their property than if they sold it themselves?  In addition to that, you’ve got someone on your side who knows the market, keeps you informed of changes and takes the stress out of phone calls, showings, negotiations.   And don’t discount the social networking aspect of hiring an agent.  Their network of other agents, social media, blogs, etc and go a long way towards getting the word out about your unique property.  Many areas employ a multiple listing service to spread the word.  Your agent can take advantage of that and other advertising venues you may not think about.

Finally, think of the paperwork!  While a few years ago homes or land were sold on one piece of paper, a typical purchase and sales agreement will run 15 pages or more!  Your representative will not only prepare and/or present offers, they will make sure that each form you need is there, filled out correctly.  Do you know about Seller Disclosure Forms?  Lead Paint Disclosures?  What’s the ordinance on septic inspections in your area?

And that brings me to the final point – if you needed medical attention for your foot, would you go to a doctor who works in a different area?  Who is going to get the job done best, the podiatrist or an optometrist?  If you’re a buyer, you need an agent who lives and works in the area you want to buy in!  While your agent in Seattle or Vancouver or (insert your town here) may be a great person, good friend, relative, and superb agent, do they know all the little facts and nuances about the neighborhood you’re interested in?  A local agent will have local knowledge, plenty of information on the area and possibly even the home you’re looking at!  If you’re a seller, do you want an agent who can be at your home or on your property as soon as a prospective buyer calls?  Buyers don’t want to wait for an agent to drive a couple of hours to show them a home.  Or maybe they’ll “refer” the buyer to a local agent.  So why not start local?  An agent in the area where your property is for sale is better qualified to advise you on pricing, terms, and provide an insight into the market and the best way of marketing your specific property.

Start your journey into real estate with a knowledgeable guide, one you can count on to be there even after the transaction closes.  Look for someone you want to be neighbors with because, especially here on the Long Beach Peninsula, we’re all neighbors!  My philosophy has always been that I want to do the best job for you that I possibly can, because I’m going to see you at the post office, the grocery store, maybe walking down my own street!

Evening razor clam dig approved for New Year’s holiday
OLYMPIA – Clam diggers today got the go-ahead to proceed with a four-day razor-clam dig on Washington’s coastal beaches over the New Year’s holiday.

The Washington Department of Fish and Wildlife (WDFW) gave final approval for the evening digs after a series of marine toxin tests confirmed the clams on all five coastal beaches were safe to eat.

Long Beach, Twin Harbors, Copalis, Mocrocks and Kalaloch beaches will be open for clam digging Thursday, Dec. 31 and Friday, Jan. 1.

All of those beaches, with the exception of Kalaloch, also will be open Saturday, Jan. 2. One beach – Twin Harbors – will open for a fourth evening of digging Sunday, Jan. 3.

All digs will be held on evening tides, with digging restricted to the hours between noon and midnight.
