Spring Sales


I’ve just completed the February Sales Report to share with sellers and other interested parties.

Sales: What the NWMLS has to say:

KIRKLAND, Wash. (March 5, 2013) – Real estate brokers around Washington state agree today’s market is far different than two years ago, with one industry veteran summing it up by saying key indicators “are in perfect alignment for a spring market to remember.”   Posted by Northwest Multiple Listing Service.

Last month brought 17 residential sales, one commercial building and 6 vacant land sales.  You can see the summary here: February Sales Report

As I write this, there are 49 pending sales of homes and land.  That’s a great number and if they all “stick”, there will be a lot of happy sellers.

The only dark spot is the fact that while sales are up, prices are not.  The median price for residential was $134,000 with the highest sale being $270,000.  Average sales prices were 87.29% of their list price and homes were on the market an average of 251 days (a big improvement!)  Currently, there are 251 homes listed for sale, quite a few less than this time last year.

It will be interesting to see if this report “2013 and Your Home” , plays out as the year progresses.
